Our partner in Birmingham, AL is searching for a Commercial Property Manager to be responsible for increasing the economic value of each property assigned.
Responsibilities:
- Oversee and coordinate all property management.
- Assist with budget preparations,
- Interact with tenants and prepare work orders. Assist with coordination of tenant improvements.
- Improve operations while controlling costs by negotiating contracts and supervising contract vendors.
- Conduct regular inspections of the properties, ensuring it is maintained to corporate and owner’s standards.
- Responsible for timely and effective reporting and presentations to corporate.
- Prepare monthly management reports, maintain effective communications with owners, and maintain appropriate documentation of critical items.
- If applicable, ensure the effective marketing of the center and favorable public relations through the planning and implementation of advertising, events, social media, public relations, and retail enhancement.
- Responsible for tracking and contributing to all aspects of income generation. This includes short term / specialty leasing, event and sponsorship income, as well as other income-producing programs.
- Interpret and enforce lease covenants, ensure timely collection of rents, sales reports, insurance certificates, and other lease required documents.
- Establish and implement annual and long term property plans consistent with ownership’s strategic goals and objectives.
- Bachelor's degree; or at least 3 years of experience that is directly related to the duties and responsibilities specified.
- Skill in organizing resources and establishing priorities.
- Ability to communicate effectively, both orally and in writing.
- Project planning skills.
- Knowledge of property management principles, procedures, and standards, as applied to public facilities.
- Knowledge of real estate management principles and techniques.
- Strong interpersonal and communication skills and the ability to work effectively with a wide range of constituencies in a diverse community.
- Knowledge of space and facilities planning principles and procedures.
- Ability to analyze and interpret the needs of customers and interpret financial data and prepare financial reports, statements and/or projections.
- Knowledge of all federal, state, and local codes and ordinances pertinent to facilities planning, design, construction, and maintenance.
- Knowledge of contract documents and specifications.
- Ability to coordinate and/or supervise independent contractors.
